As I’ve said before, every business on the planet is in the business of MARKETING.
Yes, that includes you.
First and foremost you are a marketer, second you are an investor. You must know how to get leads in order to even have a chance to put your investment knowledge into action.
So, to get private money lenders for your real estate investing business you must find the people who have money.
Who Has Money?
* Your Family and Friends -
Do you have family members who have money that they are earning between 0-5% on? I’m sure you do. Do you think they would want to double the rate of return on their money? I bet they would.
So, why not bring the opportunity of becoming a private lender for your real estate business to your family members first, so you can help your family become more wealthy in the process? Many people hate to ask family members for money… this is a common thing; however, why would you feel uncomfortable helping your family members make more money? You shouldn’t.
The first property I bought (and still own) was bought with 100% private money. A 95% first mortgage (seller carried), and a 5% second which was borrowed from my father. My father is earning 6% on his money rather than 3%, the property cash flows and has gone up in value… if for some reason I screw up and don’t pay my dad (not going to happen), he is in 2nd position on a property with over $100k in equity. It is a no lose for him… and great upside for me.
* Other Real Estate Investors and Businessmen -
Other successful real estate investors have money… and often like to lend out their money to other investors. These are often great private money investors to have on your side because as you’re starting out, they can help you analyze deals… and teach you a ton as you grow as an investor. Also, successful businessmen are great because they know the security that real estate can hold, and know that when the loan is structured correctly they are protected with very little downside.
Talk to other investors and business people that you know and let them know what you do, and that you can provide them real estate secured returns of 9-12% (or whatever you are willing to pay) when they become a private money lender for your company. If there are holes in your presentation or your business model, they’ll likely point them out, which will help you to make your business stronger over time.
* People Nearing or in Retirement -
Think about it… who has a bunch of money just sitting around? Well, people either in or nearing retirement (people 10-15 years away from retirement, up to people who are already retired). Even better, the stock market today sucks and I’ve personally seen many people move their money from the volatile stock market and place the funds in “more secure” investments like CD’s, gold, etc.
It’s your job to find these people and present them another option to lend money to your company for a much better annual return (usually private money lenders are paid between 8-12%). Show them that you know what the heck you are doing, that the risk is relatively low with the strict buying guidelines your company employs, and that you are looking for long term relationships with lenders who want the same.
These people can move their under performing investments (401k, IRA, etc.) into your short term private money loans. It’s a win-win. Again, you as the investor need to be honest with the private money lender, and you need to make responsible decisions on the properties that you invest in.
That’s just a short list of people who you should be going after to recruit as private money lenders for your real estate investing business.
Marketing to these people can be everything from simply handing them your business card that has a blurb saying you are looking for private money lenders who want to earn 10% secured by real estate, and to call XXX-XXX-XXXX or visit www.yoursite.com for more information
… to sending out mailers to a list of retirees… to teaming up with a financial planner, to putting on free seminars about the opportunity, etc.
***FYI, I am not an attorney, and don’t claim to be. I am just throwing out ways you may be able to market to potential private money lenders, to my knowledge they are legal, but advise your attorney before you use any of them.***
Here are a few ways you can get in touch with potential private money lenders:
* Ask sellers of the properties you buy if they’d be interested in becoming a lender for your company
* Talk to family about the opportunity and ensure to structure the deal so they virtually can’t lose, and that the risk is on you (unless you want to lose a family member if a deal goes south)
* Ask other investors at real estate investing clubs in your area
* Put up a website and get it optimized in the search engines (we’re creating a training session on this)
* Network at events (chamber of commerce, etc.) and let people know what you do, and how they can be involved
* Send out postcards to a list of people with over $500,000 net worth (you can buy lists from companies who can break it down by net worth and other factors)
Really, there are endless ways to recruit potential private money lenders; however, in my experience… the best ways are to network, let people in your area know what you do, create a website which educates potential lenders, and get referrals from happy investors.

Fake money is often a staple of some of the most popular board games. One of the measure of success in today’s society is how much money a person earns and accumulates throughout their life and today’s board games naturally reflect that ideology. Play money often helps players to accomplish their goals in the game they are playing, but sometimes, however, it simply helps them farther along the path to winning. Whatever the case is for the particular game, though, the money is often an important part of the game itself.
Monopoly is one game where the money is vitally important to the game running well. Each player starts with a certain, small amount of money. As they make their way around the board, they must then use that money to purchase properties to develop as well as paying bills and taxes. Every time that the player makes one lap around the board, they are given an additional $200 for their “payday,” but this money can quickly begin to dwindle. The balance comes in trying to always have enough money on hand to pay Rent on the other player’s properties, pay any bills or taxes which may arise, and having enough to develop one’s own properties so that the Rent on these properties will rise for the other players who land on them.
Players slowly begin to accumulate wealth during the game while other players begin to lose more and more money. Indeed, as property values rise in the game, players will begin to owe the other players more and more money and some players will eventually have to declare bankruptcy. The winner of the game is the last player left standing with money, the one who eventually has a monopoly over the entire game board.
The Game of Life is another one that features money, although it’s often simply more about the accumulation of money. The finances in this game don’t work as a bartering tool and one usually doesn’t need to worry about running out. In The Game of Life, players work their way around the board, accumulating money. Some spaces will force a player to pay money back into the bank, such as when they need to buy a home or pay tuition for their children. However, the salaries in this game are normally much larger than any of the expenses that need to be paid and certain spots in the game will grant a player “Life Tiles” which can be counted up at the end of the game. These Life Tiles mark certain “accomplishments” in the life of the player and usually have large payouts. The winner of The Game of Life is the one who accumulates the most money throughout the game, making building wealth into the main goal.
Other games with money can help players learn more about finances in general. Pay Day, on which the board is a calendar month, will help teach players about budgeting money as well as making smart investments. The game play is denoted by however many “months” the players want to play for, and while the winner of this game is the one who has the largest sum of money at the end, the game is not as simple as only saving all the money that one earns. Players will need to balance their budget will in order to do well with this game, which is just another prime example of games which use the influence of money.

Lets try to understand it in a story format .Human brains take it easy this way and process information faster in this format (some scientist has said it I guess !!!)

 

TIP – Spending few minutes in reading it can save thousands of hours of your life

 

Once upon a time there were two guy named Mr 21 and Mr 52 . One aged 21 and other 52 . After hearing from different resources they finally decided to try luck in making money online . Just previous day they dream about make million on internet .Mr 21 thinking about spending money on girlfriend and paying his fees by himself and Mr 52 also almost same plans. Woooo A new day !!! a new start !!!! .

 

Turn on the pc , connected to the Internet then Google(the first website any normal human being will open ) then entered keywords “ make money online” and Google comes up with thousands or lacks of results and they sense the feeling of happiness , so much opportunities out there . At this moment Mr 21 thinking of not going for any job and also droping from college . For Mr 52 its time to take revenge from the boss and planing of abusing boss in front of staff and quiting the job .

 

Both doing a little bit of research and learned some basic slang such as PTR ,PTC (Paid to read ,paid to click) . They came across websites which are ready to pay 100$ per email . Woooooo 100$ per email that means with around 2-3 emails per day ,each day there will be income of 300 $ and each month it will be 9000 $ and that too with just 15 minutes per day . After few days they reached their payout 1000 $ and click on payout . Then wait wait wait …………………… Mr 21 becomes Mr 30 and Mr 52 becomes Mr 61 Still waiting for payout . Mr 30 lost his girlfriend and drop out of college and Mr 61 get fired by his boss . Now these two personalities spend regularly each day to teach people that “you can’t make money online”

 

 

The above story may be little bit exaggerated but almost every one of us go through these stages

State 1 :EXCITEMENT — we find basically newbies here , who can be easily deceived by flashing banners like “ make 10000 $in one day “ “100$ per email” etc .This is the stage of extreme danger .Too much time spend in this stage can be injurious to health .Almost every person has to go through this stage unless he/she is extremely lucky to have someone guide him/her properly . Chances are high that most of the people reading it are from this state

State 2: FRUSTRATION — Most of the time it comes after the state 1 After joining bunch of scams you will be welcomed in this stage .

 

State 3: SKEPTICAL — This stage is also quite dangerous . This will completely shuts you off . You start becoming skeptical about everything . If thoughts like “did I exist ?” or “why I m in this world” “Britney Spears is normal human being ” are coming into your mind then you are in this state

State 4 : LOSERS — This state can come after 2 or can coexist with state 3 . The basic difference between state 3 and 4 is that Losers are still joining scams and are screaming in forums “ you can’t make money online”

State 5 : SUCCESS – Very few able to reach this state my guess in this online world about 10% .The guys in this stage are really making money .But because of people from stage 3 and 4 they are really facing problem in teaching others

 

 

Whatever stage you are in all of you want to earn money online and want to get in state 5 . And please if you are thinking of compete with Bill Gates then try something else or be in your dreams . If you read some mantra which will teach you to make 10000$ in one day just by sleeping , then please forward it to me too.
